About VSA

Vaal Students Accommodation (VSA) is an accommodation search platform that connects students with private landlords near VUT and NWU Vaal. By using VSA you agree to these terms.

VSA is not a landlord, property manager, or letting agent. We do not own or manage any listed property. Any lease you enter into is a direct agreement between you and the landlord — VSA is not a party to that agreement.

Accounts

  • Provide accurate, current, and complete information when creating your account.
  • Keep your login credentials secure. You are responsible for all activity under your account.
  • One account per person. Do not share accounts or create accounts on behalf of others without their consent.
  • You must be 18 or older to create an account.

For students

  • Browsing and applying for accommodation through VSA is free.
  • Apply honestly — only submit applications for places you genuinely intend to consider.
  • Any lease you sign is between you and the landlord. VSA is not responsible for the terms, condition, safety, or suitability of any property.
  • Always view a property in person and read the lease carefully before paying any money. See our safety guide for detailed advice.
  • VSA is not a party to your lease and cannot resolve disputes about rent, deposits, or property condition on your behalf.

For landlords

  • Listing your property on VSA is free.
  • A once-off placement fee of R350 applies each time a student introduced through VSA signs a lease for your property.
  • A placement is counted when a student applies through VSA, we facilitate the introduction, and the student subsequently signs a lease for that property.
  • Listings must be accurate, current, and lawful. Misrepresentation may result in your listing being removed.
  • NSFAS accreditation status must be correct. It is your responsibility to obtain and maintain accreditation and keep your listing status up to date.

Listing accuracy

VSA reviews listings before they go live, but we cannot guarantee the accuracy, completeness, or current availability of any listing. Listings are provided in good faith by landlords.

If you encounter a listing you believe is inaccurate, misleading, or unsafe, please report it. You can also read our safety guide for advice on verifying accommodation before paying anything.

Acceptable use

You may not use VSA to:

  • Create false, misleading, or duplicate listings.
  • Conduct scams, fraud, or any unlawful activity.
  • Harass, threaten, or abuse other users or VSA staff.
  • Scrape, crawl, or use automated tools to extract data from the platform.
  • Use another person's personal information without their consent.

Removal and suspension

VSA reserves the right to remove listings, suspend or close accounts, or take other reasonable action if these terms are breached or if we have cause to believe that a user poses a risk to others on the platform. We will make reasonable efforts to notify affected users, except where immediate action is required to protect safety or security.

Liability

To the fullest extent permitted by South African law, including the Consumer Protection Act 68 of 2008, VSA's liability for any loss or damage arising from use of this platform is limited. We are not liable for losses arising from third-party actions (including landlord conduct), inaccurate listing information, or events outside our reasonable control.

Nothing in these terms excludes liability for fraud, gross negligence, or any liability that cannot be limited under applicable law.

Privacy

Your personal information is processed in accordance with our Privacy policy. By using VSA you acknowledge that you have read and understood how we handle your information.

Changes to these terms

We may update these terms from time to time. Updated terms will be posted at /terms with a revised last-updated date. Continued use of VSA after changes are posted constitutes acceptance. For significant changes we will make a reasonable effort to notify you directly.

Governing law

These terms are governed by the laws of the Republic of South Africa. Any disputes will be subject to the jurisdiction of the South African courts.
